The Roof Installation Process
A typical roof replacement from contract signing to final inspection takes 2 to 6 weeks total.
Here's what's involved:
Free inspection and quote. We come out, measure the roof, inspect underlying conditions, discuss material options, and provide a written quote. Quotes are typically delivered within 24 to 48 hours.
Contract signing. Once you accept the quote, we sign a contract that includes scope, materials, timeline, payment terms, and warranty.
Material ordering. Most materials arrive within 1 to 3 weeks. Some specialty tiles or custom orders take longer.
Permit acquisition. We pull all required Florida permits. This typically takes 3 to 10 business days.
Pre-installation prep. We schedule the install date, confirm materials are on-site, and prepare your property (protecting landscaping, marking equipment, etc.).
Tear-off. Old roofing is removed down to the deck. We inspect the deck for damage and replace any damaged decking before continuing.
Underlayment installation. Synthetic or felt underlayment is installed per manufacturer specifications. This is the actual waterproofing layer.
Flashing and detail work. New flashing around chimneys, vents, valleys, and walls. Done correctly here, you avoid most future leaks.
Roofing material installation. Shingles, tiles, metal panels, or membrane installed per manufacturer and Florida code requirements.
Cleanup. All debris removed daily. Magnetic sweep of the property to capture any nails. Final cleanup at project completion.
Final inspection. Florida code inspection by the local jurisdiction. We coordinate the inspection on your behalf.
Walkthrough and warranty registration. We walk the completed roof with you, address any questions, and register all manufacturer warranties.

Warranty and What’s Covered
Roof warranties have two parts:
Manufacturer warranty: Covers the roofing materials themselves. Specific terms vary by product but typically cover defects in materials for 25 to 50 years on shingles, and longer on tile and metal.
Workmanship warranty: Covers our installation. Duralast provides a written workmanship warranty on every installation. If our installation work fails, we fix it.
The combination matters. Some contractors provide great prices but no workmanship warranty, leaving you exposed if anything goes wrong with the installation. Our reputation depends on standing behind our work, and the warranty reflects that.
We are certified installers for major manufacturers, which qualifies you for enhanced manufacturer warranty coverage. Standard warranties typically don't cover labor for repairs; enhanced warranties often do. We'll explain the difference during your quote.
